Apartment cost planner
What will the apartment actually cost?
Compare the normal monthly amount with the cost over the full quoted term. Use your own figures and keep estimates separate from the community’s written terms.
Compare more than the advertised rent.
Bring the written quote for the exact apartment and term. A lower base rent can come with different recurring fees, utilities, parking or upfront charges. A temporary credit can lower an average without lowering every monthly payment.
Enter the quoted amounts. No community prices are prefilled.

What the calculation includes
- Normal monthly amount = base rent + required recurring fees + estimated utilities + parking + other recurring costs.
- Total nonrefundable cost = normal monthly amount × lease months + one-time nonrefundable fees − the entered rent credit.
- Average monthly cost = total nonrefundable cost ÷ lease months. This average is not the amount of every monthly bill.
- First full month + upfront amounts = normal monthly amount + one-time nonrefundable fees + refundable deposit held, before credits. It excludes proration and is not an amount due today.
A refundable deposit is shown as cash held rather than an assumed expense or guaranteed refund. The calculator does not model partial months, changes in utilities, renewal increases, credit repayment, early termination or other conditional charges. Different lease terms cover different periods; compare the terms and total commitment as well as the monthly averages.
Get these details in writing.
Ask when a credit applies, whether it is spread across the lease or applied to selected months, what qualifies you for it, and whether repayment can be required. Confirm all recurring and one-time charges, deposit terms and the exact lease dates. Avoid counting the same charge in more than one field.
