The Luxia Collection

Compare what you will actually pay.

Look beyond the advertised rent. A useful comparison keeps the apartment, lease dates, recurring charges and offer conditions together.

Use the same cost categories for every quote

List base rent, mandatory recurring fees, estimated utilities, selected parking and other costs that apply. Separate optional services you can decline. Add nonrefundable upfront charges and show refundable deposits separately. Use confirmed zeros when a category does not apply.

The rent-cost calculator keeps normal monthly charges, average cost after credits and gross move-in cash separate. Your entries are estimates or written quotes, not prices supplied by the tool.

Translate a concession into a payment schedule

Ask when the credit is applied, which apartment and lease term qualify, what deadlines apply and whether repayment can be required. A credit can reduce the average cost over a lease without changing every monthly payment. Keep the normal rent amount in your monthly budget.

Compare lease terms over the same period

Ask for written options that fit your plans. A longer lease is not always cheaper. Check the lease start and end dates, notice requirements, extension terms and early-termination conditions. Two quotes with different lengths cover different periods, even when their averages look similar.

Test flexibility in dates and features

If your schedule allows, compare the actual written options for more than one move date or apartment. Check the floor, finishes, parking and amenities you would use. An advertised seasonal pattern does not guarantee a lower price, and an amenity is not free merely because it is pictured.

Include the cost of leaving and arriving

Add movers, utility setup, required application charges and any overlap between leases. Check your current notice and move-out obligations. A new apartment quote does not release an existing lease. Include deposits as cash you need to provide, without treating a future refund as certain.

Compare a renewal before deciding to move

Request your community’s written renewal offer and compare it with the full cost of a move over the same period. Ask about current options rather than assuming loyalty pricing, a waived fee or a rewards program. Use the renewal guide and confirm any approved exception in writing.

Frequently asked questions

Is the cheapest advertised rent the cheapest apartment?

Not necessarily. Recurring charges, estimated utilities, upfront fees, lease length and conditional credits can change the comparison. Request the complete written quote.

Does one month free reduce every rent payment?

The written offer controls when a credit applies. An average after a credit is different from the normal rent payment, and eligibility or repayment conditions may apply.

When is the cheapest season to rent?

Compare the current apartments and written terms for dates that fit your schedule. A season does not guarantee the lowest total cost or an available concession.
