Read the notice deadline and delivery method in your current lease. Ask when renewal options will be available and how to confirm receipt of a notice or signed renewal. Do not wait for an assumed reminder or a personal call.
Request a complete written renewal quote
Ask for the proposed lease term, base rent, required recurring charges, utility arrangements and any charges that would change. Confirm the offer’s acceptance deadline and how the new term begins. Ask whether any incentive applies, and get its exact eligibility and conditions in writing.
Compare staying with the cost of moving
For a move, include the new apartment’s recurring charges, application costs, movers, utility setup and any overlap between leases. Show refundable deposits separately from nonrefundable costs. For renewal, include the current written charges for the proposed term. Compare periods of equal length.

If your needs have changed, explore another floor plan or another Luxia community. Confirm availability, application steps, dates and charges with the receiving team, and confirm your existing obligations with the current team. Keep the decision and follow-up together
Save the written offer, accepted renewal or notice receipt and any agreed changes. Ask which maintenance or apartment-condition concerns should be reported separately. Program names, photos or a general guide do not change the lease or create a renewal incentive. For a current benefit, ask about the terms at your community.

Will my community contact me 60 days before renewal?
Check your lease and ask the community when its renewal offers are issued. Do not assume this website establishes an outreach schedule, notice deadline or method of notice.
Are renewal perks or reduced transfer deposits guaranteed?
No. Ask the community which terms are currently available for your apartment and obtain any approved incentive or exception in writing.
Should I renew or move to another apartment?
Compare complete written quotes over the same period. Include moving costs, overlap, deposits held and any current lease obligations before deciding.
