The Luxia Collection

The Luxia Collection

Bring better questions when you rent with a pet.

Confirm the policy for the specific apartment before applying. Compare the costs and the places you will actually use.

Get the current pet policy in writing

Ask which pets are permitted, any number, breed or size restrictions, required records and how the community reviews a pet. Do not assume a policy on an older listing or at another Luxia address applies. Ordinary pet policies are separate from disability-related assistance-animal requests.

Separate monthly charges from money due upfront

Recurring pet charge
Ask whether a monthly charge applies, its amount and when it begins.
One-time fee
Ask whether a nonrefundable charge applies and what it covers.
Deposit
Ask whether a refundable deposit is required, how it is held and which deductions or other conditions may apply under the lease and applicable law.

A refundable deposit is not a guaranteed refund. Obtain the actual terms rather than assuming that no pet damage is the only condition. Include applicable recurring costs in your quote comparison.

Check the everyday route, not just the amenity list

During a permitted tour, look at the route from the apartment to any pet relief area. Ask about access, waste stations, leash rules, upkeep and any washing facilities. Check which features are at this property and whether access or charges can change. Nearby parks and trails have their own rules.

Ask about an accommodation through the right process

If you need a disability-related accommodation involving an assistance animal, contact the community’s leasing team about its process. Do not treat ordinary pet restrictions or charges as the rules for that request. Keep medical records out of the hub inquiry form. The federal reasonable-accommodation rule provides the governing general framework; this guide does not decide an individual request.

Prepare for moving day

Update identification and contact details, keep any requested pet records handy, confirm moving access and plan a calm space while you unpack. Ask the community what must be completed before arrival. Use the move-in checklist for the apartment details and bring questions back to the leasing team before committing.

Frequently asked questions

Are pet deposits always returned if there is no pet damage?

Refunds and deductions depend on the lease and applicable law. Ask for the deposit terms and do not assume that the absence of pet damage guarantees a full refund.

Does every Luxia community have a dog park or pet spa?

Features vary. Check the actual property, current access, rules and charges before applying.

Do ordinary pet rules apply to an assistance-animal request?

A disability-related assistance-animal request follows the community’s reasonable-accommodation process separately from ordinary pet policies. Ask the leasing team about the process and keep medical records out of general inquiries.
